Seller's "To Do" List

 ☐ Locate all documents you received from your lawyer on the closing of your property.
 ☐ Locate a copy of your property survey if available.
 ☐ Have your property assessment bill available.
 ☐ Find your mortgage information to get details on discharge fees if any, monthly or biweekly payments (do they include your property taxes?), what term is left on your mortgage and the interest rate.
 ☐ Locate a copy of your Property Inspection Report if available.
 ☐ Get out any photographs you may have (pool, landscaping, property in different seasons etc.).
 ☐ Its a great idea to have available renovation bills, contracts, contractors' names, etc. for work you have done since you have owned the property.
 ☐ Make a list of outdoor plants, trees, shrubs and flowers.
 ☐ Include any floor/property plans you may have.
 ☐ Use your imagination: Locate paint samples, neighbourhood watch flyers, lists of area babysitters, neighbourhood committees, etc.
 ☐ Locate copies of your utility bills, one from summer and one from winter, unless you are on a budget plan, then you need just one of each. Also find a copy of your water heater rental bill.
 ☐ Locate all appliance warranties, pamhplets/manuals etc. (including air conditioner and furnace).
 ☐ Make a note of any idiosyncracies or unusual details about your property.
 ☐ Provide a copy of any property plans, if available.
